- Fishing is dawn till dusk only (no night fishing)
- All anglers must possess a current, valid UK fishing license
- Every bait in moderation (nuts and pulses banned)
- All fish must be returned, no keepnets
- 2 rods maximum & barbless hooks only
Please note: Your fishing permit does not include equipment, should you need to hire this – it can be done so at an extra cost by visiting the onsite tackle shop. All anglers are required to possess a valid UK rod licence

These are provided separately by the park, if required these can be purchased through ourselves prior to arrival and the price will vary depending on the dates requested. Any prices quoted will be based on actual cost from the park, no mark up is applied to these and we simply facilitate the purchase from the park. Please drop us a message if you want a quote for these ahead of booking.
Also, a vast proportion of our guests choose not to purchase these as there are some wonderful things to do in the local area. If required, we will happily provide you with some recommendations!

Check in is from 3pm on the day of arrival and check out is 10am on the day of departure, unless agreed otherwise. Please do not attempt to gain access ahead of receiving the key code as our hot tub maintenance company and cleaners will still require access.

Each booking requires a £100 non refundable deposit to secure the date. Please note, the date is not secured until this payment is received.

Both holiday homes are located in cul-de-sac lcoations. Cedar Way is on the main fishing lake which is approx 2 minutes and Osprey Rise is approx 7 mins from the parks main facilities
It is a 6 berth 2 bedroom accommodation which compromises of a king size bed in the main bedroom, 2 full sized singles in the second bedroom and a double sofa bed in the main living area.
Yes all the pictures on the website are of the actual property you will be staying in. It is our own personal holiday home which we just let out to cover some of the costs.
The remaining balance must must be paid at least 8 weeks before your holiday start date, unless agreed otherwise, prior to booking. Should you book less than 8 weeks from your holiday start date then the full amount will be due upon booking. If the payment in full is not received by this date, the booking will be cancelled and the £100 non-refundable deposit will be retained
Please note, a refundable £100 bond is also payable on all bookings. This is due with the final balance to cover any loss or damage to the accommodation and/or its contents or the accommodation not be left in a tidy condition as found. This will be returned within 7 days of the departure date after the accommodation is checked.
You can check availability on our online availability calendar and once you are ready to book, you will be directed through our online automated booking system.
Guest passes are not included in the cost. These are provided by the park, if required these can be purchased through ourselves prior to arrival. Prices vary depending on the dates. Please drop us a message if you want a quote for these ahead of booking.
Please note a lot of the guests choose not to purchase these as there are some wonderful things to do in the local area. We can happily provide you with some recommendations.
Towels for the showers and hot tub are not provided. We do however provide a tea towel and hand towels
You will be emailed some instructions for arrival, these are normally sent around a week before your stay. Once the accommodation is ready on the day of arrival, we will send you the key safe box number in order for you to gain direct access.
The hot tub is cleaned and maintained by a professional hot tub company. It is fully drained and cleaned after each stay. It is then re-filled, re-balanced with spa chemicals and reheated to around 38 degrees. This temperature can be increased or decreased to your required liking, however please bear in mind it does take approx 1 hour to adjust 1 degree.
Access is then required on a daily basis by the hot tub company it insure it is tested and the chemicals remain at the correct level. This is required for your own safety.
Please note, we do not provide towels for the hot tub so please don't forget to bring your own.
